A servicer generally conducts an annual analysis and sends a statement within 30 calendar days after the computation year. The statement includes the past-year history, next-year projection, balances, deposits, disbursements, and outcome treatment.

Important exceptions
- The annual-statement requirement has exceptions when the borrower is more than 30 days overdue, foreclosure has begun, or the borrower is in bankruptcy.
